LoanYield IQ

Should I buy this flat — or this shop, or that plot? LoanYield IQ is a free, offline app that answers that question honestly for Indian buyers. Type in the price (the agreement value, or the builder's all-in quote and the app backs the taxes out), the rent it would fetch, and your loan — and it works out the all-in cost with stamp duty, registration and GST for your state, the cash you'll burn on pre-EMI before an under-construction flat is handed over, the Section 24 tax shield on your rent and interest, your true 10-year return with the loan in the picture, and what the very same cheques would have earned in a Nifty SIP or by prepaying debt. Then it gives you a one-line verdict — Buy, Marginal, or Rent + SIP instead — under three price-growth scenarios, so you can see exactly what the decision hinges on. Every number has an ⓘ that explains it in plain English. And for the loan you already have: import the bank's statement or amortization schedule, plan prepayments and EMI step-ups as scenarios, and ask a built-in advisor which loan to close first or what it takes to be debt-free in five years. No account, no ads. Your data lives on your phone and, if you like, in your own iCloud — never on a server of mine.

The bank calculator tells you the EMI. It doesn't tell you the truth.

A ₹85 lakh flat in Pune is not an ₹85 lakh decision. Here's what a typical brochure leaves out.

+ ₹16 LStamp duty, registration, GST, builder extras and loan charges on top of the agreement value. The bank finances none of it — it's your cheque on day one.
₹5.7 LPre-EMI interest you pay during 18 months of construction while also paying rent somewhere else and receiving nothing. Nobody puts this on the cost sheet.
2.8%The rent yield after vacancy and property tax — against a loan that costs 8.5%. That gap is the real question, and it's the one the app is built to answer.

Everything a good CA would check, in one screen.

Three tabs — My Loans, Deal, Benchmarks — and a two-screen Quick Start that gets you from install to verdict in under a minute.

✅ A verdict, not a dashboard

Buy · Marginal · Rent + SIP instead — with one plain-English sentence on why, the three numbers that drive it, and a colour that means something.

🎯 Three price-growth scenarios

The verdict is shown under Cautious, Base and Hopeful appreciation. If it only turns to "Buy" under Hopeful, you're betting on the market, not the flat — and the app says so.

🧾 All-in cost, state by state

Stamp duty with the women's rebate, Maharashtra's ₹30,000 registration cap, GST at 5% / 1% / 0% (18% commercial, none on land), floor rise, PLC, advance maintenance, MODT and franking. Quoted an all-in price? Toggle to it and the agreement value is backed out.

🏘️ Flat, shop or plot

Pick what you're buying. A shop gets commercial GST and a commercial loan; a plot has no GST and is modelled as bought outright — no EMI, no pre-EMI, just price growth against the alternatives.

🏗️ Under-construction economics

Months to handover, progressive disbursement, pre-EMI drag and the cash cushion you need before keys — the part every other calculator skips.

🛠️ Bare-shell? Budget the fit-out

A commercial fit-out — flooring, electrical, HVAC, ceiling — is often 15–25% of the purchase price and easy to leave out. Add it, plus brokerage as a flat fee or a %, and both land in the all-in cost and day-one cash for any loan.

🏦 A real loan model

EMI, an annual step-up you switch on and tune, one-off and recurring prepayments in any month, an optional joint-borrower cap on Section 24(b), and MaxGain-style overdraft offset.

📉 Section 24 done properly

30% standard repair deduction on net rent (24a), and by default the full interest deducted with no cap (24b) — every deal here is let-out, which is what the law actually allows. Prefer the conservative self-occupied-style ₹2 L / ₹4 L cap? One switch models that instead.

⚖️ Benchmarks & risk

Your leveraged 10-year XIRR against the same property bought all-cash, a Nifty 50 SIP (post-LTCG), a commercial REIT, and the guaranteed return of prepaying debt — plus rate, rent, vacancy and delay shocks.

📈 Investor-grade extras

Cash-on-cash return sits right under rent yield. DSCR shows up automatically for a leveraged shop or office. And tapping the return line shows the year your XIRR actually peaks, if that's before year ten.

💬 Ask in plain English

"Prepay 5 lakhs at month 18", "50 bps hike", "delay handover 12 months" — type it or tap a chip, and every curve on screen morphs.

🔀 Compare two deals

Save as many deals as you like, then put two side by side — winner highlighted on every row.

📤 Share it, two ways

A verdict card for the family WhatsApp group, or a full A4 PDF report — costs, loan, tax, ten-year cash flow, benchmarks and the complete schedule — for your CA or the bank.

📷 Import your existing loan

Pick a bank statement, sanction letter or amortization schedule — PDF, photo or camera scan. Headline terms are read for you; a real schedule is read row by row, so the months you've paid, any prepayments and rate resets come straight from the bank's numbers.

🧪 Plan, or just analyse

Every loan has a workspace where step-ups and prepayments are scenarios: see the interest and months saved against your saved plan, then Save it — or walk away and nothing changes. Missed a step-up one year? Pause it instead of turning it off — years before and after still count. A payoff chart and an EMI-split chart (interest vs principal, year by year) come with it, and renaming the loan is a tap at the top.

💬 Ask about your loans

"Which loan should I close first?" "Loan-free in 5 years — what does it take?" "Where should this bonus go?" A chat that answers from the amortization engine, not from a model's imagination — and works offline.

📊 One chart at a time

Cash flow, loan balance, wealth and year-by-year on tabs, each simple and scrubbable. Tap any number tile for its full label, value and explanation.

📈 RBI moved the rate. Now what?

Mark each loan floating or fixed, then apply a repo move to every floating loan in one go. See what happens if your bank keeps the EMI and stretches the tenure versus raises the EMI — combined, with a plain recommendation. On a ₹2.2 Cr two-loan example, +25 bps costs ₹4.1 L more if the EMI stays and ₹2.9 L more if it rises.

🔔 A reason to come back

Turn on reminders and each tracked loan nudges you 6, 3 and 1 month before it's debt-free, and again the month it closes — plus a periodic check-in to log a floating-rate reset. Computed and scheduled entirely on your device; off by default.

♿️ Built to be usable by everyone

VoiceOver reads every slider and money field as one labelled control, not a handful of silent parts. Charts carry a spoken summary. Text follows Dynamic Type. Colour is never the only signal, and every colour is checked against WCAG AA contrast in light and dark mode.

🔒 Free, offline, yours

All the maths runs on your phone. Data stays on the device or syncs to your own private iCloud; a JSON backup is one tap away. No account, no analytics, no ads. Ever.

The verdict

One call. Three futures. Zero jargon.

The hero card tells you what to do and why, in a sentence a first-time buyer can read. Tap Cautious, Base or Hopeful to see how the call changes with price growth — each pill is coloured by its own answer, so the whole picture is visible before you tap anything.

Colours encode judgement, not sign: a 2.8% yield is shown red because your loan costs 8.5%, not green because it's a positive number.

Underneath, a tappable line reads "Return peaks around year N" — if your best exit isn't at the ten-year mark, this is where you'd see it, with the full year-by-year table one tap away.

Benchmarks & risk

The same cheques, five ways.

Every benchmark receives the identical money — the day-one equity plus every EMI, pre-EMI and prepayment — so terminal wealth is genuinely comparable. The property's own return is taxed too: 12.5% capital-gains on the sale, the same rate the Nifty line already paid, wherever the app assumes an exit — most calculators only tax the equity side, quietly flattering "Buy." A fifth bar reruns the same property bought entirely with cash, no loan at all — line it up against the leveraged bar and you can see, in one glance, whether your loan is helping or costing you. Then the risk table shocks the deal: rate +100/200 bps, rent −20%, vacancy 15%, handover delayed a year, step-up switched off — coloured against your base case, not a fixed bar, so a shock reads red only when it actually makes things worse.

My Loans: outstanding today, combined EMI, interest still to pay, debt-free month, and the Ask about my loans advisor
My Loans

The loan you already have, finally understood.

Import the bank's statement or amortization schedule and the app knows where you are: outstanding today, EMIs paid, interest still to pay, and the month you'll be debt-free. Then plan — one-off and recurring prepayments, an annual step-up — as scenarios you can save or discard.

Stuck on strategy? Ask. "Which loan should I close first?" ranks them by effective rate after the home-loan tax shield. "Loan-free in 5 years" gives the exact extra EMI or lump sum. "Where should ₹5 L go?" names the loan and the interest it saves. "Prepay or invest?" shows the break-even return, and "cheaper lender at 7.4%?" shows the months to recover the switching cost. It follows the thread, understands Hinglish, and only changes a loan when you tap confirm.

Bought the flat you were modelling on the Deal tab? Tap Deal closed? Track this loan and it appears here immediately — the same loan record, not a copy, so a prepayment you add in either place applies to both.

It's also the tab worth reopening: turn on reminders and it nudges you as debt-free approaches, and every payoff detail is editable in place — tap a recurring prepayment to change it, or pause a step-up for a year instead of switching it off entirely.

Every assumption is on the table.

A verdict is only as honest as the defaults behind it. These are the ones the app uses — and every one you can change is marked.

What it is — and what it isn't.

It is

  • A second opinion that shows its working — tap ⓘ on any number for the plain-English explanation.
  • Built for the under-construction purchase, which is where Indian buyers lose the most money quietly — and for the loan you already carry.
  • Engine-first: every number the advisor chat or the AI memo says is computed, never generated.
  • Free, with no upsell. There is no Pro tier and there won't be one.
  • Private by construction: SwiftData on your device, optional sync to your own iCloud (not mine), Keychain for any optional API key, JSON backups you control.

It isn't

  • Financial advice. It's a model with visible assumptions; your CA and your own judgement come first.
  • A rate feed. Stamp duty and GST schedules are built in with the dates shown; states change them and so will the app.
  • Complete for every state yet — Maharashtra, Karnataka and Delhi are modelled in detail; others use a generic 6% until added.
  • A substitute for reading the agreement. Selling costs, brokerage and society transfer fees are not modelled.

The spreadsheet I kept rebuilding.

Every time someone I know was about to book a flat, the same spreadsheet came out: stamp duty, GST, what the rent would cover, what the pre-EMI would cost during construction, and the awkward column at the end — what the same money would have done in a plain index fund. Every builder's cost sheet skipped half of it. Every bank calculator skipped all of it.

LoanYield IQ is that spreadsheet, made honest and made shareable. It won't tell you what you want to hear. It will tell you what the decision actually hinges on — usually price growth — and let you see the answer under a cautious view as well as a hopeful one.

No account. No subscription. Everything on your phone, yours completely.
